    I have not posted in months. Why? My mortgage has been in limbo as part of the government program to adjust it to a lower more affordable level.

    I could not stand reading the forums and working on the layout knowing I might have to trash it.

    I'm Safe!
    I don't completely understand "how" but I my mortgage is now in payable.

    My personal thanks to all of those who supported me with encouragement, positive words and advice over the past ever so many months.

    I promise progress reports on the Grey and Grandure in the next two weeks. Um, there have been a few other priories pending. ya, ya, I know, what could be more important? Sheesh! Where are my, well, I guess we know.

    Note: none of this comes out of your tax dollars - er, except for the administrative cost to get me this far. Thanks for your help.

    By the way, this does not affect my intent to "de-accumulate" my trains. I'll be selling off about 60 percent of them over the next year or so.

    Sounds like genuinely good news in an era where "fewer layoffs this month than last" is considered good news.

    Our home represents our biggest investment for most people. Even if you think of it as a "basement with a thick roof" it really has more value - real and emotional - than that. Perhaps that's why I oddly enjoy basic yardwork now, but my 18 year old son hates it as much as I did at his age.

    Glad you shared your good news with us Steve.

    Good news, Steve. It can get pretty rough for us "older" guys. I have friends our age who got the axe over the past couple years from the company we work for - they are thinning out us "old" guys in favor of what the company has profiled as their "ideal" employee: average age 26, single, B.S. degree working on Masters, athletic with no health issues, willing to work 50 hour weeks at 40 hours pay, and forgo vacations. And it's rough here in Michigan to find work - rougher if you have to pull up stakes and relocate, particularly when some have to sell their houses for less than they owe. And it's rough going when you're out of work and finally have time for your hobby and zero cash available for it.

    Hang in there - we're pulling for you.

    I walked in your shoes I know how it feels. I got married and then we purchased a house as the economy was going sour I lost my job my wife just finished school and I also finished school. I worked and went to school to make life better for me and my family. But as soon as I finished school the company I worked for went bankrupt. I was struggling just to make my mortgage and bill payments and almost lost our home. I couldn't find a good paying job in my field for the life of me. But alas my wife found a job in her field and we are doing much better, as for me I'm slowly getting back on my feet I had to take a job as a driving instructor making a lot less money I used to. I'm thinking of going back to school to re-invent myself sort to speak but its a lot harder as your getting older. I have a family so when you get older you have to multitask. I work two jobs and we have a three year old son and I still wanna go back to school to get a degree in Graphic design. And I know its going to be a lot harder but you have to make life better for yourself. I'm so glad you didn't lose your house. because in this crapy economy I know a lot of people that did lose theirs. :( :(

    Thanks everyone for the responses.
    I did get lucky if you want to call it that. At first I had a nice temp job but it became clear the younger kids were getting most of the jobs. A friend of mine helped me to get a part time job at CVS (large retail pharmacy), as a cashier. I took on a tenant and I cut expenses way way back. Paid off a 4k credit card debt and started selling a bit of my trains.

    Life goes on.
